ProvenPool

Loan sale readiness

Clear your loan tape before the buyer does.

ProvenPool tests a loan tape and its documents against a buyer’s eligibility criteria. It finds every defect, routes each fix to the team that clears it, and exports a disposition-ready evidence package, before the buyer’s diligence starts.

The free check runs in your browser. Your tape never leaves your machine.

The problem

A $20 million sale shouldn't take three weeks of spreadsheets.

Before a pool can sell, the seller has to show that every loan meets the buyer's criteria, the data reconciles, the documents exist and the exceptions are resolved. Today that usually means:

  1. Week 1

    The criteria arrive

The buyer sends an eligibility schedule and a tape template. Someone starts a new workbook.

  2. Week 2

The tape gets rebuilt by hand

An analyst remaps columns, runs lookups against the imaging system and emails ops about every blank field.

  3. Week 3

    Diligence finds the rest

Loans you could have pulled on day one come back as kickouts. Price talk reopens and settlement slips.

The cost isn’t just analyst time. Repurchase and substitution obligations follow loans that shouldn’t have sold, and buyers remember a messy tape at the next forward-flow renewal.

How it works

From raw tape to disposition package in one pass.

  1. 01

Upload the tape and the loan files

Drop in the CSV your servicing system exports and the loan file list. ProvenPool maps your column names to standard fields, so nobody rebuilds the tape by hand.

  2. 02

    Load the buyer's eligibility criteria

FICO floors, DTI caps, APR bands, seasoning, excluded states, concentration limits, required documents. Criteria live as versioned rules per buyer program, not in someone's inbox.

  3. 03

    See every defect, categorized

Every loan, every rule. Findings are sorted into eligibility, data integrity, reconciliation, documentation and concentration, each marked as a kickout, an exception or a warning.

  4. 04

Route the fixes to the people who clear them

Data errors go to loan ops, balance and payment breaks go to servicing, missing documents go to post-closing, and the pool selection itself goes to capital markets.

  5. 05

    Export the disposition package

A clean tape, the exceptions log, a document index and every rule result, all tied together by an evidence manifest that hashes exactly what was tested.

Run it on the sample $21M pool

Or on your own tape. Nothing is uploaded.

What it catches

Five kinds of defect, each with an owner.

Every finding is tagged with its category and severity, so the worklist sorts itself: kickouts come out of the pool, exceptions get cured or waived, and warnings get a second look.

Eligibility
  • Credit score 612 below the 640 floor
  • Seasoned 15 months; maximum is 12
  • Borrower in an excluded state
  • 31 days past due in a performing pool
Data integrity
  • Loan number appears twice on the tape
  • Missing credit score
  • APR field reads “N/A”
  • State code XX
Reconciliation
  • Payment 12% off the amortization the note implies
  • Maturity disagrees with origination plus term
  • Current balance above original balance
Documentation
  • No TILA disclosure on file
  • Application missing
  • Files that match no loan on the tape
Concentration
  • California at 18.2% of balance against a 15% limit, with the balance to remove
  • Sub-680 FICO share over the cap

The output

A disposition-ready package, not another spreadsheet.

What the buyer, their diligence firm and your own auditors want to see, generated from the same run that found the defects.

Clean tape
Eligible loans only, in your original columns, ready for the buyer's template.
Exceptions log
Every open exception with its owner, the waiver requested and how it was resolved.
Document index
Loan-level completeness against the buyer's required documents, with orphan files flagged.
Rule-by-rule results
Each criterion, the loans and balance that failed it, and what was untested and why.
Pool tests
Concentration limits measured on the pool that will actually sell, after kickouts.
Evidence manifest
SHA-256 hashes of the tape, the file list and the criteria, so anyone can confirm the package matches.

Integrations

Bring loans in from the systems you already run.

Your LOS, core or servicer already exports a loan listing, and your imaging system already exports loan folders. ProvenPool reads both today.

Who it's for

Built for the heads of capital markets and lending operations who sell loans that aren't mortgages.

Agency and jumbo mortgage already have exchanges, diligence firms and a data standard. Consumer, auto, participation and small business sellers mostly have spreadsheets.

Fintech and consumer lenders

Selling whole loans or running forward-flow programs, where every monthly sale is retested against the same buyer box.

Credit unions selling participations

Auto, consumer and member business loans moving to other credit unions, where the buyer wants the file as clean as your own underwriting.

Community banks selling pools

Occasional, high-stakes sales where the team assembling the tape also runs the bank's day-to-day lending.

Small business and specialty lenders

SBA unguaranteed portions, equipment, solar and home improvement: asset classes with no standard tape and bespoke criteria.

Where it fits

It doesn't replace your trading platform or the buyer's diligence. It goes before them.

Pricing

Planned pricing. Design partners lock in founding rates.

Pools far above a plan's included volume will carry a per-loan processing fee. Founding customers keep their rate for as long as they stay.

Who’s building it

Isaac Welch

Founder · Greenville, South Carolina

Isaac Welch has spent more than eight years building lending systems in regulated production environments: loan saleability checks, loan tapes, investor requirement engines, document generation and defect tracking. He also builds RAVEN, borrower verification software for community banks.

“I’ve built the saleability checks, tape generators and defect trackers that lenders run in-house, and I’ve watched good teams lose weeks to them. ProvenPool is the version I wish every seller had: the buyer’s criteria as rules, every loan tested, and the evidence ready before anyone asks.”

Questions

What sellers ask first.

Does my loan tape leave my computer?

Not with the free tape check. It runs entirely in your browser: the file is read locally, nothing is uploaded, and only anonymous usage counts reach our analytics. The hosted product will process tapes on our servers. Design partners get the security details, including encryption, data retention and NPI handling, before sending a single loan.

Is this third-party due diligence?

No. ProvenPool works on the seller's side, before the tape goes out. Buyers will still run their own diligence; the point is that it finds less. The evidence package is built to be shared with the buyer or their diligence firm.

Which asset classes does it handle?

The engine works on any amortizing loan with a tape: consumer installment, auto, credit union participations, community bank pools, small business, solar and home improvement. Residential mortgage, with its MISMO field set, comes later. The free check ships with three example criteria sets you can edit.

How do the buyer's criteria get in?

During a pilot we turn the buyer's eligibility schedule into rules with you, then version them per buyer program. Most of a typical schedule is ranges, excluded values, seasoning and concentration limits, which the free check already runs.

How are documents checked?

The free check matches loan file names to loan numbers and required document types, so it finds missing and orphaned files without reading any contents. The design-partner product will also extract key terms from the note and disclosures and reconcile them to the tape.

We sell credit union participations. Is that covered?

Yes, that is one of the first templates. Participation sales come with their own requirements, such as the written agreement, retained interest and document custody under NCUA’s 12 CFR 701.22. We are building checks for those with design partners.

Which systems can it import loans from?

Anything that exports a loan listing: MeridianLink, Symitar, Fiserv and Jack Henry cores, nCino, LoanPro, Nortridge, a data warehouse or a plain Excel report. Loan files come from folder exports out of OnBase, Synergy, SharePoint, Box or S3. Direct connectors that pull on a schedule are built with design partners, in the order they need them.

How is this different from a diligence firm or a loan data platform?

Diligence firms work for the buyer and review the pool after it ships. Exchanges and marketplaces find buyers. Facility platforms monitor borrowing bases. ProvenPool is run by the seller before any of them, so the pool they see is already clean and the evidence is already assembled.
